

THE SMARTER WAY TO DELIVER HIGH RISK BUILDINGS
K2 Construction Managements' Pre-Construction Director Phil Baily has developed a new approach to progressing High Risk Buildings through the Building Safety Act in a way which maximises value and minimises risk.
This approach unlocks a seamless, de-risked route to Gateway 2 and beyond and uses Construction Management in an innovative way tailored specifically for the Building Safety era.
The challenge clients face today
The Building Safety Act mandates a golden thread of design data, including subcontractor design, requiring nearly complete Stage 4 design before construction can commence. Many clients developing High-Risk Buildings (HRBs) currently rely on a two-stage approach with a Main Contractor, engaging them from planning through to the BSR Gateway 2 submission. While this appears to provide a seamless route, it comes with inherent risks.
