Mitre Wharf

Mitre Wharf is a key site in North West London’s Old Oak and Park Royal Opportunity area. Its delivery features application of K2CM’s distinctive approach, including early stage risk reduction through appointing an enabling works contractor to address key risks in the ground, development of a low-carbon solution and detailed design management to deliver optimised value and buildability.

Cost led design

The team will be working collaboratively, applying a cost led design approach, allowing for innovative solutions through leveraging design, materials and methodology expertise to the advantage of the client, whilst focusing on achieving target cost and improving value.

Large-scale regeneration

The redevelopment of Mitre Wharf will present some technical challenges due to its location overlooking Old Oak Common Railway Station. The station is currently undergoing major construction works including six HS2 platforms. It is due to become the UK’s best-connected ‘super hub’, and the largest station built in a single-stage build in the UK. K2 are providing Project Management and Cost Management services.

Nine Elms

The project involved the demolition of existing buildings and redevelopment of the site to provide new buildings ranging from 2 to 19 storey’s in height. The first phase comprises 513 residential units including affordable and private housing, 2475 m2 of commercial / community floor space, together with associated car parking, open space, landscaping and infrastructure works. The Second Phase provided for a further 349 units.

K2CM’s role has been to provide development & project management services, to lead the team and provide commercial input into cost planning and procurement. In addition, the role includes the management of all the infrastructure works, securing the service connections, approvals from Network Rail and LUL and working with the wider area to secure power capacity and a district wide heating network. The role included delivery of a premium marketing suite, reviewing the overall sales specification, agreements with the commercial tenants and advising how to maximise the development returns.

Abbey Barn Park

K2CM acted as Client Representative on behalf of the client Paradigm Housing to help bring together the development of Abbey Barn Park, a 53 unit, mixed-tenure development. 

K2CM’s role was to administer all aspects of the development agreement, with the agreement being between Paradigm Housing and Berkley Homes. 

K2CM oversaw the delivery of a high quality product in a good location providing a lively neighbourhood with an array of housing options, comprising delightful houses and contemporary apartments with a mix of affordable housing and shared ownership.
