At the recent UKREiiF conference in Leeds, K2CM hosted a packed breakfast roundtable, where their team of experts presented how Construction Management methodologies are already supporting the successful delivery of high-risk buildings.  The session prompted lively debate among a cross-section of industry peers, with insightful questions and a clear appetite for change, a strong signal that the sector is ready for a new way forward. 

With high-risk projects now under greater scrutiny and programme uncertainty increasingly common, K2CM’s agile, transparent approach is gaining traction across the market. By embedding trade and compliance expertise early, and driving collaboration across the design and procurement phases, CM is streamlining the route through Gateways 2 and 3 — without compromising on quality or accountability.  

Phil Baily, pre-construction director at K2CM said “By applying CM principles, we’re able to front-load the right thinking. That means identifying packages that can be advanced early, progressing design alongside compliance requirements, and creating a clear path through Gateway 2.  

“It’s about removing duplication, reducing friction, and maintaining momentum. Just as importantly, our open-book approach ensures all changes are client-approved and transparent, better preparing projects for a smoother Gateway 3 submission.” 

Unlike traditional contracting models, CM empowers clients to directly appoint and engage with trade contractors, retaining commercial control while achieving full transparency across cost, programme, and compliance. In a regulatory environment where evidence, traceability, and accountability are non-negotiable, this level of clarity is proving invaluable. 

K2CM’s growing body of work demonstrates the practical impact of the model. The business is currently delivering several high-risk schemes under CM, including major residential and healthcare developments, and a £900m offshore wind manufacturing facility in Teesside. These projects showcase CM’s value in both proactive delivery and project recovery — with distressed programmes increasingly turning to the model for a structured route back on track.
