Tooting Police Station is being transformed from a Grade II listed Art Deco station house, built in 1939, into 62 high-quality residential units with additional community facilities.
The redevelopment includes adding a new floor to the building, introducing two new lift and stair cores, and upgrading the foundations to support the structural changes. The project features significant “cut and carve” interventions to insert modern services and reconfigure the existing layout.
Given the building’s age and listed status, many of its challenges could not be fully assessed at tender stage. K2CM’s appointment allowed for a flexible, collaborative approach, giving designers more time to enhance interior and landscape experiences while managing unforeseen site conditions responsibly and transparently.
K2CM’s Construction Management expertise was pivotal in delivering Tooting’s complex programme. When structural issues emerged, for example parapets that were not properly bonded, K2CM’s proactive, risk-managed approach enabled quick redesign and safe solutions without costly program delays. K2CM also allowed interior and landscaping design to continue evolving during the works, rather than being frozen at tender stage, providing scope to maximise end-user experience and future market value. This flexibility safeguarded project quality while preserving the Grade II listed fabric.
The key milestone was completing the core and shell elements to enable phased fit-out of the 62 residential units. Early enabling works, including piling upgrades and lift core excavations, were sequenced to maintain progress despite discovering hidden structural challenges. K2CM’s lean construction management kept critical path milestones protected while allowing the client flexibility to test more cost-efficient supply chain options before final procurement decisions.
